Technical structural specification for the VRC Homes modular platform
The platform is made up of three core elements, the bottom cassette, corner pillars and top cassette.
The outer beam frame for the cassette is made from rolled 3mm steel. The beam profile is 150mm deep. The floor and roof carriers are welded within the beam frame. The supporting steelwork is made up from 40 x 60 x 1.5mm rectangular steel profiles. All cassettes are made on an automated robotic assembly line.
The corner pillars are made from either 3mm or 5mm rolled steel, with welded steel plate feet. M10 hexagonal head bolts are used for assembly. All steel work is galvanised and electrostatic powder coated. Within the bottom cassette there is a 100mm thick PIR (0.310 W/m2K) insulation sheet. Within the top cassette there is a 60mm thick PIR (0.497W/m2K) insulation sheet.
The floor is made from 14mm thick cement chipboard.
The ceiling frame has a secondary steel structure to allow the final ceiling height to be below the top cassette beam height.
Two panel thicknesses are offered. Either 80mm or 120mm thick PIR insulation steel panel galvanised and painted. Insulation value is either 0.382 W/m2K (80mm) or 0.258 W/m2K (120mm).

Corner post profile is 178mm x 178mm.
Panel setback from beam edge: 30mm.
Top cassette corner eyelets 50mm above gross beam height (150mm + 50mm), 65mm above top of flat beam (allowance of 15mm for edge of beam roll).
Truss runner width on top of flat beam: 75mm. Can take 75mm x 50mm truss plate.
